Finding the Hidden Asset

When people say "It’s just business," they are usually wrong—housing is always personal. When a landlord and tenant stop talking, the business fails. 

I use Systems Theory to restart the conversation. I look for the hidden asset, like a tenant’s ability to do repairs or a landlord’s willingness to waive late fees in exchange for a firm move-out date.

A tenant was avoiding the leasing office because of a broken HVAC unit they thought they'd be blamed for. In mediation, I uncovered the fear which let us negotiate a settlement where the landlord repaired the unit and the tenant caught up on three months of rent within 4 weeks. 

The deadlock became a renewed lease because we addressed the personal side of the business.
