I mediated a suit where the seller's agent went totally AWOL right after the inspection. The buyers were asking for their earnest money plus damages.

At the mediation, I brought the seller's broker and the buyers together, bypassing the missing agent, and negotiated an  extension for price reduction. The buyers got a credit for their hotel stay and storage and the broker kept the sale.
